Ask the Developer – Part 5

Question: Can residents reserve the pavilion for private events?

Answer: The community pavilion and pool are is available for resident events and private parties for no additional charge. In all cases, you must reserve your date with the business office to ensure that the day of your party is not already booked with another event.

At that point, we will send an email to the residents and post an event calendar in the pavilion kitchen listing all scheduled events that have been reserved.

Equestrian Lakes does not provide catering or event coordination; each resident is responsible for securing catering and decorations. Temporary decorations are allowed, and residents are able to change some arrangements of the pavilion furniture to fit the needs of their event. The kitchen is available, as well, for your scheduled private event.

Of course, the resident who reserves the space will need to return it to its original arrangement when their event is over, and remove all temporary decorations and trash, keeping it clean and enjoyable for all our community.

Ask the Developer – Part 4

Question: Are the lakes at Equestrian Lakes stocked and can I fish there?

Answer: The four lakes on our property are abundantly stocked with all types of fish for anglers to test their skills. The lakes are maintained year-round and have easy access for bank fishing. Boats are not allowed on the lakes at this time.

Fishing is open to all residents and their guests, but is not permitted for non-residents (of course, all who fish must have a valid fishing license). We believe in preserving our amenities for our residents to enjoy–it’s one of the perks of our community’s lifestyle!

Ask the Developer – Part 3

Question: Do I have to own a horse to build here?

Answer: Whether you own a horse or just appreciate looking at them, you’re welcome here. Despite the name, Equestrian Lakes is not just for horse owners, although we offer exceptional amenities for all disciplines of riders, including covered and outdoor arenas.

Many of our residents take advantage of our limited restrictions for outbuildings and have constructed beautiful barns on their property. Our large lots allow for plenty of pasture room and run-in sheds, too.

Best of all, residents get to enjoy the peaceful sights of horses all around the development! And all amenities – the equestrian facilities, riding, hiking and biking trails, the pool and pavilion, and the fishing lakes–are available to all residents.

Ask the Developer – Lot Financing

Question: Does the development offer lot financing? Or do you have a bank that will finance the lot?
Answer: Both. We offer 24-month developer in-house financing for lot purchases only–a great option for buyers building in the short term. This allows them to secure their lot, design the home, and find a builder.
Not all banks are willing to loan on acreage only, they prefer to have a home. But we’ve teamed up with Citizens Union Bank in Shelbyville. They offer lot financing, construction loans, and a mortgage loan as well.

Ask the Developer – Part 1

Question: How do you buy a homesite for new construction? How about if I don’t have a builder or building plans?

Answer: Keep in mind that the most desirable lots sell the quickest, so my recommendation is to locate and purchase the lot that best speaks to your vision for your home. At Equestrian Lakes, you are not required to begin construction until you are ready. This allows you to take time to settle on a budget, design your home, and research and select a builder.
